  • How close is the hangar to the tarmac or taxiway?
  • Is it near a U.S. Customs Port of Entry?
  • Are there multiple FBOs offering competitive fuel rates and full-service options?
  • Is there a restaurant or pilot lounge nearby that enhances convenience and appeal?

Hangars located on private or residential airstrips are typically non–income-producing assets and must be evaluated differently. It is a valuable amenity to live within walking distance of your own hangar at an air park. A paved and lighted runway significantly increases desirability and appraised value.
